2 years of successful change

Two years ago, our mission began – to establish a more equitable, democratic, and engaged residents association for Pan Peninsula. Along this transformative path, we’ve celebrated significant achievements, forged meaningful connections with fellow RAs, and initiated a collaborative journey with Ballymore to elevate Pan Peninsula to new heights. During this time the recognised RA (PPLRA) have remained on the same strategy, neglecting resident engagement and fostering a strained relationship with BallymoreThe recognised RA have  also ignored our requests for collaboration on a number of items such as the SkyBar and the Energy Usage Investigation, and despite multiple attempts at communication the recognised RA have been unwilling to have a discussion on how we create a single democratic RA.

Our aim however is clear and at the recognised RA AGM on the 2nd December we ask for your help to vote out their current committee and send a clear message so we can start proper discussions on how we create a democratic recognised RA that better serves the needs of the Leaseholders and Residents of Pan Peninsula. Many people have also asked questions such as “Don’t we need to get to 50%”, “what about RTM” and “I heard you are going to give tenants votes”. We have summarised answers to these in a FAQ below and also included the new proposed democratic constitution.

Goals for next year

  1. Conducting quarterly public meetings to provide comprehensive updates to residents and leaseholders.
  2. Collaborating with BAML to establish a sustainable service charge and with estate agents to restore value to the building.
  3. Addressing energy issues contributing to unwarranted high service charges.
  4. Exploring with BAML whether an ESCO is the optimal solution for heating and cooling systems.
  5. Partnering with BAML to introduce more community events and enhancements to the building.
  6. Overseeing the re-commissioning of exterior building lighting in collaboration with the original installers and BAML.
  7. Ensuring that all aspects of the health club meet resident expectations in partnership with Zazbi.
  8. Collaborating with BAML to uphold the highest standards of services, security, and resident support.
  9. Continuing collaboration with other Ballymore RAs on transparency, communication, and management.
  10. Provide more community resources and ways to communicate with other leaseholders and residents
  11. Sustaining a dialogue with BAML on the value for money regarding management fees.
  12. Continuing joint efforts with the ‘Super RA’ on ensuring BAML meet their commitments on transparency, service charge levels and timely delivery of accounts, in addition to the potential refund of historic insurance commissions.

This fresh approach promises increased engagement with residents and leaseholders. Let this be the year Pan Peninsula becomes more sustainable, valuable for leaseholders, and a superior living space for residents. Together, let’s shape the future of Pan Peninsula.
